Q: How do I
choose An inspector ?
A: Most inspectors are recommended by realtors. 78% of agents
recommend specific inspection companies that they have previous
experience working with. 51% of buyers use this recommendation. This
may or may not be in your best interest.
Q: What
makes a good inspector ?
A: A good inspector is a good communicator. He should have the
ability to inform and educate a buyer by addressing their concerns.
They should possess in depth knowledge of a homes structural,
mechanical, and operational systems and should maintain continuing
education for new systems and devices. They should be
experienced in the industry.
Q: What
credentials should my inspector have ?
A: Your inspector should belong to and be CERTIFIED by a
professional organization such as American Society of Home
Inspectors (A.S.H.I.) or National Association of Home Inspectors (N.A.H.I.).
These professional organizations allow an inspector to belong to the
organization as a candidate member until they have taken and passed
the national home inspector exam. Make sure you differentiate
between your inspector belonging to the organization and being
CERTIFIED by that organization. Belonging to the organization
and being certified by the organization are two different things.
To be certified you must pass an ethics examination, performed
over 250 whole house inspections, taken and passed the National Home
Inspectors examination. This is not an industry requirement in some
locations so you must ask this question.
Q:
Should my home inspector be insured ?
A: Yes! Your inspector MUST have insurance known in the
industry as errors and omissions insurance as well as general
liability insurance. E&O insurance covers you
should something be over looked by your inspector. Ask.
